The Hamilton housing market is booming — and  it’s no surprise when we consider that the city is just one hour door-to-door from Toronto, has desirable Victorian-era building stock and a solid  job market.


Zoocasa examined the latest Hamilton real estate data and found that detached houses in all but one neighbourhood, measured by postal code,  had massively appreciated in the last few years, from 2014 to 2018.


In 2014, there were five  postal codes in which detached houses for sale in Hamilton sale had actually been declining in price — areas roughly according to Ancaster just west of the 403, the industrial sectors, Normanhurst and Centremount/Balfour.


By 2017, just a single neighbourhood had a negative annual appreciation — a tiny section in the north-west end off of York street.


All the previously mentioned areas in decline are now seeing annual appreciation sometimes exceeding 10 per cent. What a transformation!


Home buyers aren’t just drawn to Hamilton for their relatively inexpensive home prices – many local neighbourhoods offer vibrant retail, restaurant, and nightlife options.


To help new owners get to know their new neighbourhoods, Zoocasa has compiled a list of the five best bars in areas that have seen over 10 per cent annual price appreciation,  so that current house owners can celebrate their good fortunes (and everyone else can drown their sorrows if detached houses now seem forever out of reach)
